Absolute Roof Solutions recently completed a Torch-On reroof project for a client in Richmond. The existing metal roof, which covered more than 4,500 square feet, had reached a point where replacement was fully necessary.
Our technical inspection revealed extensive rusting across the roof deck, loose and corroded fasteners, broken welds, and deteriorated sealants. Several of the vents and flashings had also failed, leaving the building vulnerable to water intrusion and further structural damage. The large rooftop vent was in particularly poor condition and required immediate restoration to prevent costly replacement in the future.

Torch-On replacement chosen
After reviewing the findings, the client selected a Torch-On roofing system. Torch-On is a proven method for flat and low-slope roofs in the Lower Mainland, valued for its long-term durability and watertight performance.
For this project, the work began with the mechanical fastening of a base sheet to prepare the surface, followed by the application of Modbit primer to promote adhesion. An IKO TP 180 FF Torch-On base was then installed over a non-flammable substrate, creating the foundation for the system.
This was capped with an IKO Torch-Flex SBS membrane, four millimetres thick, designed to create a seamless and highly resilient waterproof barrier. Additional Torch-Flex stripping was applied around roof penetrations and fixtures to ensure no weaknesses existed at the most vulnerable points.
Metal work and vent protection
Metal work played a critical role in the reroof.
New custom-bent 26-gauge drip edges were installed along the eaves to improve water shedding, while a gravel stop was added along the rake edges. The large vent was wire-brushed, prepped, and coated with two applications of grey elastomeric sealant before new flashing was installed. High-performance waterproofing membrane was used around penetrations for added redundancy. New BUR vents were also incorporated to ensure proper ventilation.
Finishing and inspection
The project concluded with a full cleanup, including gutter clearing, removal of all construction debris, and the use of a magnetic rake to collect stray nails and fasteners from the property. A final inspection by the project manager confirmed that every element met Absolute Roof Solutions’ workmanship standards.
