2. Failing Gaskets and Sealants
The rubber gaskets under screws and sealants around seams eventually degrade due to UV exposure and weather fluctuations. Even if the metal panels last 50+ years, these components often need replacing after 10–20 years to prevent leaks.
3. Scratches and Coating Damage
Pre-finished metal roofing is coated to resist corrosion, but if the coating is scratched—from falling branches, foot traffic, or careless installation—exposed metal can rust. Touch-ups with manufacturer-approved paint or sealants help prevent long-term damage.

Leaves, pine needles, and debris can collect in valleys and gutters, especially if trees surround your home. This debris traps moisture and promotes rust or ice damming in colder months. Clean gutters and valleys at least twice a year.

Proper attic ventilation is crucial even with a metal roof. Without it, moisture can accumulate on the underside of the roof, leading to condensation, mould growth, and wood rot in the supporting structure. Balanced intake and exhaust ventilation keep air moving and moisture levels in check.

Salt air can be tough on metal roofs in Vancouver’s coastal areas. Without the right protective coatings, corrosion can creep in from the edges and fasteners. For homes near the water, specialized coastal-grade finishes are a must.
7. Panel Movement and Noise
Improperly installed panels that don’t allow expansion and contraction can cause buckling or oil canning (visible waviness). In addition, without proper insulation or fastening techniques, metal roofs can be noisier during heavy rain or hail.
