The initial inspection done by an Absolute Roof Solution’s project manager found that the existing shingles had far exceeded their life expectancy. Many were brittle, cracked, and buckling along the rake edges, creating serious water management issues. Algae and moss growth had also taken hold, retaining moisture and accelerating decay.
The valleys were in particularly poor condition, cracked, blistered, and leaking in multiple spots. The wall flashing and metal transitions were improperly installed, leaving gaps and exposed nails that allowed wind-driven rain to enter the building envelope. Temporary diverters had been added to channel water into gutters, but these makeshift fixes were causing more harm than good.
Based on these findings, our roofing experts recommended a complete tear-off of all roofing materials and a full re-roof using a modern asphalt shingle system with upgraded torch-on valleys to ensure long-term waterproofing.
A carefully managed process from start to finish
Every project of this scale begins with safety and planning. Our team established safety measures compliant with WorkSafe BC standards, coordinated bin placement and loading logistics, and arranged protective plywood pathways throughout the complex to minimize disturbance to residents.
Once preparation was complete, the crews removed the old shingles and valley membranes, disposed of debris, and inspected the roof decks. Up to twenty sheets of plywood were allotted for replacement to ensure a solid, rot-free foundation before new materials were installed.
The new roofing system combined asphalt shingles with SBS torch-on membranes. After torch-on membranes were applied in the valleys, crews installed high-performance underlayment, new vents, goosenecks, plumbing stacks, and wall diverters. The project concluded with a full cleanup, including magnetic sweeping for nails, gutter cleaning, and a detailed quality inspection by one of our highly skilled project managers.

The cooperative selected the CertainTeed Northgate ClimateFlex shingle system for its superior durability and advanced polymer-modified design. This premium roofing option offers a projected lifespan of 35 to 40 years, enhanced cold-weather flexibility, and a 10-year cosmetic warranty covering streaking, fading, and granule loss.
All flashings were replaced with new 26-gauge metal, and the valleys were upgraded with a 4-millimetre SBS torch-on cap sheet. An optional 5-millimetre upgrade was available for even greater longevity. The finished roof now provides excellent resistance to wind, moisture, and UV exposure, ensuring dependable performance for decades to come.
